What are the documents required for bank financing?
I. For All Applicants
- Copy of Marriage Contract, if applicant is married
- Copy of Passport or any 2 Valid I.D.’s, including spouse if married
- 1 x 1 I.D. Pictures (6pcs)
- CEDULA
II. If Applicant Is Employed
- Latest Certificate of Employment / Payslip (certified by the Employer)
- Latest BIR Form 2316 or ITR
III. If Applicant is in Business or Self-Employed
- Business Registration from DTI
- Financial Statements / ITR for the last 2 yrs.
- Latest 3 mos. Bank Statements
IV. If Applicant is an OFW or Immigrant
- Certificate of Employment / POEA Contract
- Latest Inland Revenue Income Tax Return (for immigrant)
- 3 mos. Proof of remittance
- Loan Administrator Profile (full name, Phil. Residence address, date of birth, home phone & mobile nos.)
- Colored Photocopy of Passport (with date of arrival & departure) and /or VISA
- Special Power of Attorney (if needed)
What are the documents required for in-house financing?
- 2 valid ID's (buyer)
- Marriage Contract
- 2 proof of billing- your address dito sa Pilipinas
- Cedula, Barangay and Police Clearance -which will be provided by your representative here
- Special Power of Attorney -notarized sa Consul kung nasaan kayo ngayon
- Proof of Income- bank statement would do or employment contract

Who are the qualified borrowers for Bank Financing?
Nationality: Filipinos, Filipinos married to foreigners & foreigners with 3-year residency in the Phils.
Age: 21 to 65 years old upon maturity of loan
Source of Income: at least 2 years of employment or of profitable business operations, with gross family income of P30,000 and above.
Monthly loan amortization should not exceed 30% of gross family income.
With no adverse credit experience.
Will I get a discount if I make a lump sum payment?
Yes.
What is equity?
The amount due/difference between the Total Contract Price and the Loanable Amount.
Can I transfer the property under my spouse's or child's name?
Yes. As long as they comply with the citizenship requirements for owning a property in the Phils. The child must be of legal age to have the property transferred to his/her name.
What is an SPA?
A Special Power of Attorney allows the buyer to give only specific powers to the person appointed as their representative which is also known as "Attorney-in-Fact". It is often used to allow the representative to handle specific situations for the buyer when they are unable to do so.
